Centre offers start-ups flexible, cost-effective premises

A new business centre of serviced offices has opened in East London, claiming to offer a flexible and cost-effective option for start-up firms that need office space at short notice.

The East London Office Centre in Walthamstow is a two-story, ex-locksmith’s workshop situated outside the congestion charge zone near Selbourne Park Shopping Centre and directly opposite Walthamstow mainline and Underground Station.

Tenants can choose from 21 self-contained, air-conditioned offices ranging in size with rents starting at £440 per calendar month. The cost includes utilities, business rates, insurance, cleaning and sanitary facilities.

All offices within the Centre have access to conference and boardroom facilities, broadband internet, video security and an on-site coffee bar.

Chris Collins, director of Strettons, the agents that redeveloped the property, said tenancy agreements are flexible, often based on one month’s notice and offer small and start-up businesses a professional presence cheaper than setting up their own premises.

“From our experience of the commercial property sector in East London, we know that there is huge demand for serviced offices from very small firms and start-up companies who don’t have the initial capital expenditure to lease their own premises,” Collins said.

“We have redeveloped the building to include all the latest amenities that a modern small business could require.”
